Job Overview: The Project Finance Analyst role involves partnering the Project Directors, particularly Head of Development and theManaging Director of Development in managing Lendlease’s Development businessesduring Delivery phase. The individual would be responsible for the financial control, financial planning and analysis, and management reporting of the project entities by providing insights to manage business outcomes. Keystakeholders are MD of Singapore, MD Development, Project Directors, GMFs Responsibilities: 1. Project Finance Support: • Financial Modelling – Develop and run detailed financial model for the mixed-use project with an Asset Management intent. Identify key investment drivers, conceptualise scenario analysis with sensitivities and assess impact to the development using IRR, NPV, MOC and other key performance indicators. • Support Various Asset Classes - Asset development financials, operation revenue and expenses by working closely with asset development team (product delivery team, leasing team and operation team) in assessing variation orders, leasing deals and operating expenses forecast impact on asset returns in Excel, Dynaor Yardi. • Debt and Equity Management – Work with treasury to optimise project structuring (cash flow, hedging, interest rates, debt covenants and tax). • Commercial Contract Review – Formulate or review commercial terms for contracts to ensure advantageous impact to project cash flow streams and asset financials • Market Research and Analysis – where required, conduct market research on key assumptions including: residential sale transactions, leasing deals, valuation movements and CPI, WACC. • Asset Review – Assist with asset analysis and review of the existing assets, which may include strategic positioning, revenue optimisation and cost efficiencies, review of lease renewals, asset enhancements, sustainability, valuation, budgeting and any other ad-hoc requests. • Presentation/Report Writing – Assist in the preparation of internal and external presentations, reports and Board papers. • Project Administration and Transaction Readiness – Ensure a systematic filing process is in place. Not limited to due diligence, transaction, valuation, legal, SPV, development, financial documentation etc. • Stakeholder Management Collaborate with key stakeholders to ensure relevant and accurateinformation is collated. Proactively supporting the needs of the team and widerbusiness where requested. 2. New Business Support • Support and provide financial analysis to support commercial decision making. • Assist with deal/bid leads in crafting Investment Committee Papers to achieve desired outcome • Assist with project pipeline planning and management of pipeline status updates. Requirements: • Real estate experience preferred. • Professionalqualifications which may include CA, ACCA or CPA qualifications • Minimum degree qualified (finance, mathematics, economics, real estate or engineering preferred) • Experience financial planning and analysis, preferably in real estate sector. • Minimum 3 years work experience in either public accounting or commercial environment • Candidates from Audit firms with real estate exposure are welcome to apply. • Strong understanding and ability to apply accounting standards. • Advanced financial modelling in excel. • OracleR12, Yardi desirable.
