About this role
The Quantity Surveyor supports the Senior Quantity Surveyor in managing all commercial and contractual aspects of assigned projects. The role collaborates closely with the project team to ensure projects are delivered successfully, within budget and on schedule. Responsibilities Include: Pre-Construction Stage • Assists in preparing the key commercial control documents, including Procurement Schedule, Cashflow Forecast and Margin Improvement Strategy to support effective project planning. • Issue enquires to the subcontractors and suppliers for the assigned work package • Inform the team & client on the long lead time items & get clients approval for ordering the materials by air freight. • Analyzing subcontractor and supplier tender returns. • Flag any risks such as discrepancies in the tender documents to the lead estimator. • Prepare and compare material quantity take offs and bills of quantities according to the specifications & drawings submitted by the client. • Work with estimating team as required. • Coordinate with designers regarding proposed materials and design intent for Design & Build projects to facilitate accurate pricing. • Develop an understanding of the project’s commercial strategy as established by the Co-Founder. Pre-Construction Stage • Procure assigned work packages in accordance with the project procurement schedule and approved budget. • Evaluate quotations and conduct negotiations/meetings with subcontractors to ensure scope completeness and budget compliance. • Finalize subcontractor selections in consultation with the Co-Founder and prepare purchase orders for approval. • Monitor project cash flow against forecasts to maintain a positive cash position throughout the project lifecycle. • Own and administer works packages delegated by project manager to final account, inclusive of monthly payment, dealing with variations and all matters pertaining to administering their subcontract correctly. • Assist in change management, inclusive of the valuation of variations, quoting Request for Proposal (RFP)’s, issuing the respective notices, up and downstream, all within the timelines of the main contract. • Assist the Senior Quantity Surveyor in preparing monthly commercial reports for both internal stakeholders and clients. • Identify opportunities to improve project margins and provide recommendations to the project team. • Assist in administering the Main Contract and ensure contractual obligations are properly managed. • Support in maintaining project margin in line with the established commercial strategy. • Assist in the preparation of the external valuation. • Maintain proper control and filing of project documentation, drawings, and records. • Attend Project Meetings as required by Project Manager. Completion & Post Completion • Assist in the agreement of the final account with clients and trade contractors within stipulated benchmark and timelines. • Assist in ensuring project is closed out including applying for certificate of release of retention, upon making good defects by Construction Department. • Monitor retention releases for trade contractors. • Attend project post-mortem reviews. • Coordinate and manage additional works requested by clients after project completion. • Liaise with the Project Manager regarding subcontractor defects and any applicable contra charges. Reporting • Prepare projected profit forecasts for projects prior to commencement. • Prepare profit and loss reports upon completion of project billing. • Carry out ad-hoc duties and responsibilities as assigned. Qualifications & Requirements • This is a contract role for 6 months or longer. • Diploma / Bachelor’s degree in Building/ Construction Management/ Quantity Surveying or a related discipline. • Junior level: Minimum 2 years of relevant experience. • Senior level: Minimum 5+ years of experience in both local and overseas projects. • Strong knowledge of Interior Fit-Out and Design & Build contract conditions, including Main Contract administration. • Demonstrated experience in subcontractor negotiations and client relationship management • Solid understanding of commercial and contractual management principles • Strong analytical and problem-solving skills with the ability to recommend practical, scalable, and cost-effective solutions. • Ability to work effectively under pressure and manage multiple priorities within tight timeline. • Proficient in both spoken and written English and Mandarin to effectively liaise with Mandarin-speaking clients, suppliers, and stakeholders. • Please note that there is currently no foreign worker quota available.
