Chief Engineer (Maintenance Lead)

Job Responsibilities • Led a maintenance team in day-to-day servicing and maintenance of building ACMV & BMS system including Electrical Chiller, Cooling Tower, Adsorption Chiller, Liquid Desiccant System, Pumps, • Mechanical Ventilation Fan, Smoke Detection System, Slab Cooling System, and other small M&E system. • To establish strong communication with Client, Building Managing Agent, Sub-contractors, and vendors, fostering collaboration and smooth coordination of maintenance activities. • Support facilities operations by delivering engineering solutions that enhance M&E systems' reliability and robustness, perform troubleshooting & rectification of system issues, and provide recommendations to reduce down time. • Plan and manage effective Preventative, Predictive and Corrective Maintenance programs, to minimize operational disruption and to extend equipment lifespans. • Reviewed and optimised yearly, quarterly, and monthly maintenance schedule & amend as and when necessary. Liaise with client and respective sub-contractor/supplier to arrange constructive work schedule for PM and CM work. • Prepare monthly progress report, progress photo report for maintenance work as well as ongoing enhancement/improvement work project and submit to client. • Review and update regularly on M&E operation procedure (SOP), PM & CM scope of works, work instructions, checklist etc. to enhance maintenance team performance, meets service level agreement, optimize operational costs and minimise major breakdowns. • Monitored routine and ad hoc service contractors' performance to ensure safe & timely delivery of services align with Client's Key Performance Index. • Managed the documentation including PO, DO, service reports, asset database, spare parts, tools, and consumables, OMM manuals, drawings etc • Develop and conduct trainings to managing agent's staff as well as team technicians on new system/equipment installations or procedures. • Assist Project Manager in planning, designing, tendering out and managing enhancement/improvement work projects with 'zero' incidents and time-cost optimization. Job Requirements • Degree in Mechanical Engineering, Electrical Engineering, Building Science or Facilities Management • Strong interpersonal skill with ability to work effectively under pressure • 3 ~ 5 years of relevant experience in operation, servicing and maintenance of ACMY systems, with knowledge of BMS system • Experience in Liquid Desiccant System and Absorption Chiller System will be an advantage • Adequate knowledge of electrical systems and skill in using measurement tools • Proficient in Microsoft Office: Excel (data analysis, formulas, pivot tables), Word (document formatting, reports), PowerPoint (presentation, visual commutation)
