About ISLURPISLURP operates a fast-growing network of fresh apple juice vending machines across Singapore. Our machines press real apples on demand — no preservatives, no concentrate, no additives — and we are expanding aggressively across the island. We do NOT franchise, we wholly own the business ourself and our team takes pride in their work. We are looking for driven, street-smart individuals who know Singapore's property landscape and can source us our next great spots. This is a flexible, contractor-based engagement: you work on your own schedule, with no fixed hours, and earn a fee for every location you bring us that gets signed. The RoleAs a Property Business Development Agent for ISLURP, your job is to find us retail or semi-retail space where we can place a fresh juice vending machine. The machine has a small footprint (approximately 0.5 to 1 square metre) and requires a standard power socket. You will identify prospective sites, approach landlords or shop owners, negotiate basic rental or licence terms, and we will sign the final agreement with the Landlord. There is no cap on what you can earn — the more locations you sign, the more you make. What You Will Do • Scout and identify high-footfall, high-visibility spaces across Singapore suitable for a compact vending machine • Approach landlords, shop owners, property managers, town councils, and other relevant parties to discuss short-term space rental or licence arrangements • Present ISLURP's concept and commercial proposition to prospective landlords in a clear and compelling manner • Negotiate basic terms (monthly rent, space dimensions, power access) and coordinate lease paperwork with the ISLURP team • Maintain an active pipeline of prospective sites and provide regular progress updates • Follow up diligently to move sites from prospect to signed agreement Locations We Want We are interested in any and every high-footfall, visible location across Singapore — there are no geographic restrictions. If people pass by it in volume, we want to be there. Priority location types include: Top Priority Locations • CBD locations are high priority • HDB shophouses: Ground-floor shops under HDB residential blocks • Food court & hawker adjacencies: Any commercial space directly next to, facing, or within the footpath area adjacent to a food court or hawker centre • MRT & bus interchange frontage: Street-facing shops, sheltered walkways, or open areas directly opposite or adjacent to an MRT station or bus interchange • Opposite malls & community centres: Shops or kiosks directly across from or flanking a shopping mall entrance, or facing a community/recreation centre • ANYTHING high visibility - be creative! We’re open to it. • Follow the leader: Big bro IJOOZ has been around for 10 years, follow their locations and place us next to them Other Strong Locations • 24-hour convenience stores, and drive-through corridor spaces • Gyms lobby facing outside, swimming complexes, and sports halls • Hospital lobbies, clinic clusters, and medical centre ground floors • Polytechnic and university campuses • Industrial estate canteens and food zones (JTC, Jurong, Tuas, Woodlands) • Hotel lobbies facing outside and serviced apartment common areas If you are not sure whether a location qualifies, just ask us. Our bar is straightforward: if there is a consistent flow of people nearby at almost any time of day, we are interested. COMPENSATION:As consideration for the services, we pay you: A placement fee of SG$ 400 per viable and signed location. For your first location, we pay you next day after signing. • In addition, iSLURP shall share $100 additional bonus per location if after 30 days of live operations, the location sells on average 44+ cups daily between day 20 to day 30 of live operations (so on average, for 10 days). • However, if the location does 50+ daily cups between day 20 to day 30 of operations on average, The Company shall share $200 bonus per location in lieu of the aforementioned $100 • Finally, for every 10 locations, the company will share an additional $1000 bonus in addition to the above bonus amounts. For your first location signed, we will payout the bonus the next day itself. For all locations after, payment will be made within 14 days of execution of the lease agreement by the landlord and the Company for the placement fee. Notes on payment timing: • For your very first signed location, the placement fee will be paid the next business day after the lease is executed. • For all subsequent locations, placement fees are paid within 14 days of the lease agreement being executed by both the landlord and ISLURP. • Performance bonuses (Tier 1 or Tier 2) are assessed based on the average daily cups sold between Day 20 and Day 30 of live machine operations. Only one tier applies per location — if a machine hits 50+ cups/day, the S$200 bonus applies in full (not S$100 + S$200). • The S$1,000 milestone bonus is paid cumulatively for every 10 locations signed Illustrative Earnings Example If you sign 10 locations in a month, and 8 of them hit 50+ daily cups on average between Day 20 and Day 30: • Base fees: 10 x S$400 = S$4,000 • Tier 2 performance bonuses: 8 x S$200 = S$1,600 • Milestone bonus: S$1,000 Total: S$6,600 for the month — on your own schedule, with no employment obligation. What We Are Looking For • Someone who knows Singapore's neighbourhoods well — HDB heartlands, commercial strips, transit hubs • Comfortable approaching shop owners, building managers, and town council officers independently • Self-motivated and target-driven; you manage your own time and pipeline • Good communication skills in English; ability to converse in Mandarin/ Malay is a plus • No prior real estate or leasing experience required Engagement Terms • This is a contractor (freelance) engagement — not a full-time or part-time employment offer/ / No fixed hours, no exclusivity requirement/ /All fees are paid per signed location as described above/ / ISLURP reserves the right to assess site viability before confirming a placement fee is payable/ /A simple contractor services agreement will be signed before commencement How to Apply Send us a brief message (ashwin@islurp.sg) telling us a little about yourself and why you think you can find us great locations.
